Online Rent & Utility Payments
Pay your rent and utilities (water/trash) securely through our online portal. The system allows you to make one time payments or set up automatic monthly payments for added convenience.
Maintenance Requests
For routine maintenance needs, please submit a request through our online portal. Provide as much detail as possible so we can prepare the right tools and materials before arriving.
Locked Out of Your Unit?
During normal business hours, just email our office and we will assist you. After business hours, call (800) 411-4321, and the operator will give you the number of our locksmith. You will be responsible the cost of the service call for an after-hours lock out. If you use a different locksmith, there will be an additional charge to re-key the lock back to our master.

Some issues require immediate attention. Please contact our emergency line if you experience any of the following:
- Major water leaks
- Gas or CO Leaks (after contacting SDG&E to report)
- Sewage backups
- Fire damage (after contacting the fire department)
- Lockouts
If you are unsure whether your situation qualifies as an emergency, call the number above and we will help you determine the next steps.
If You Smell Gas
For your safety, take the following steps right away:
- Leave the unit immediately.
- Do not use electrical switches or appliances.
- Move to a safe location away from the building.
- Call SDG&E at (800) 411-7343.
Then proceed to call our emergency number at (800) 411-4321 to report the issue to management so that we can take appropriate measures.
Never try to locate the source of a gas leak on your own. Your safety is our priority.
Current Tenant FAQs
How do I renew my lease?
We will contact you before your lease end date with renewal information. Most leases follow a consistent annual schedule, so you will have plenty of notice.
What should I do if I need to change my contact information?
Please update your information through the tenant portal or notify the office by email.
Are pets allowed?
Our buildings do not allow dogs. Cats may be allowed with approval. Please review your lease for details or contact us if you have questions.
What if I need to break my lease early?
Early termination policies are explained in your lease. If you are facing a change in circumstances, contact us as soon as possible so we can review your options.
